For the record, it can cost up to $80 to tour the full Graceland home and all surround buildings including cars. According to the internet, some 600,000 people visit Elvis Presley home Graceland every year making this one of America’s biggest attractions. Elvis if you hear me, I know your house makes a few bucks, so here are some building suggestions from a Cleveland home inspector. Elvis in 2009, I did spend $140 for my kids and I for only one of your partial tours of your Graceland home because if I did the full tour, my kids would have to be on diet for the remainder of our budget vacation. Elvis these are my suggestions if this was still 2009. I would recommend a chimney cap and screen to minimize the potential for critters. I recommend fixing the cracks and imperfections on the EIFS cladding or “Exterior Insulated Finish System” so water intrusion can be better controlled. I recommend tuck pointing the exterior stone, stone walls and chimney to minimize further deterioration of the masonry mortar. Tuck pointing is easy, not expensive and most homes with brick or stone need it. The smokehouse brick also could use some tuck pointing that the air vent wood trim could use paint or sealer. The grounds and property were very nice and it is my opinion some of the grass areas could use more top soil so grass can be as green as the Jones’s grass. The lower level of the home had a musty odor. This could be from some high humidity. When you have carpets and curtains on walls and ceiling along with higher humidity, some mildew can amplify and permit a musty or milder odor. I know Andy Warhol would love and appreciate carpets on walls and ceilings but today, in my opinion with all the kids having asthma it’s probably not the best idea. The cedar wood siding needs some stain and some of the holes or deteriorated wood could use maintenance. The front stone steps are very nice, but with millions of visitors, some of whom may be handicapped, maybe a few hand rails would be a good idea. The wood shake roof over the well area is a bit moldy and could use fungicide. Wood and mold generally are not best friends. The pools pavers are nice, but could use some caulking and tuck pointing as well. The home appears to have some very nice vinyl wallpaper. Sometime, vinyl wallpaper can act as vapor barrier and not let the walls breath or dry out when or if needed So I am not a big fan about vinyl wallpaper. I know security is important but steel bars and locks over windows and door make it hard to escape if you had a fire. Finally next time you decorate, maybe less fabric, carpets, clothe and other textiles that can contribute to potential poor indoor air quality, especially if you have pets or a feathered talking bird that may be in the kitchen. I did enjoy the Graceland home and had a good time. I never did see the second floor because it was off limits and never made to the other buildings because this was budget vacation.
